The basics

What is transfer duty in WA?

Transfer duty is a tax the WA Government charges when property changes hands, and it is usually paid by the buyer.

Most people still call it stamp duty. RevenueWA, part of the Department of Treasury and Finance, works it out on the dutiable value of the property, which is generally the price you pay. If the property is worth more than the price, the higher value is used.

The amount climbs as the price goes up, in steps. It is charged per $100, or part of $100, so the calculator rounds the same way RevenueWA does.

Duty is one of the larger costs on top of your deposit, and the money needs to be ready at settlement. That is why we build it into your numbers from the very first chat. Our guide to the hidden costs of buying a house covers the rest, from conveyancing to building inspections.

First home buyers

First home buyer stamp duty in WA

The WA first home owner rate of duty means eligible first home buyers pay no duty below a set price, and a reduced amount that tapers up to the full rate between two thresholds.

Home (new or established)Vacant land to build on
No duty if the value is up to$600,000$450,000
Reduced duty between$600,001 and $800,000$450,001 and $550,000
Reduced rate above the lower threshold$16.15 per $100$20.14 per $100
Above the upper thresholdGeneral rates applyGeneral rates apply
First home owner rate for agreements entered into on or after 7 May 2026, from the RevenueWA first home owner rate fact sheet on wa.gov.au, checked 30 October 2026.

Here's how the taper works. On a $700,000 home, a first home buyer pays $16.15 for every $100 above $600,000, which comes to $16,150. By the upper threshold the reduced amount has caught up with the general rate, so the concession fades out rather than stopping with a jolt.

The same thresholds now apply right across WA. For agreements from 7 May 2026 there is no separate figure for Perth, Peel, the regions or properties north of the 26th parallel, and vacant land no longer has a limit on the combined value of the land and the home you build. The rate depends on the date you sign the contract, not the settlement date.

  • You meet the First Home Owner Grant eligibility rules, such as you and your partner not having owned a home in Australia before
  • You plan to live in the property as your home
  • It can be a new or an established home, or vacant land you'll build your first home on
  • The price can sit above the grant cap and still get the duty concession, as long as it's within the thresholds

Building or buying a brand new home? You may also be eligible for the First Home Owner Grant in WA, which is a separate payment with its own rules.

WA stamp duty rates

If you're not a first home buyer, or the price is above the first home owner thresholds, WA transfer duty is worked out on the general rate scale below.

$0 to $120,000$1.90 per $100
$120,001 to $150,000$2,280 plus $2.85 per $100 above $120,000
$150,001 to $360,000$3,135 plus $3.80 per $100 above $150,000
$360,001 to $725,000$11,115 plus $4.75 per $100 above $360,000
$725,001 and over$28,453 plus $5.15 per $100 above $725,000
General rate of duty for residential and commercial property in WA since 1 July 2022, from the RevenueWA residential land fact sheet on wa.gov.au, checked 30 October 2026. Each rate applies per $100 or part of $100.

As a worked example from the WA Government, a $500,000 home at the general rate attracts $17,765 in duty. A small concessional rate also exists for homes worth $200,000 or less, which rarely applies in Perth.

Buying as a foreign person? Foreign transfer duty of 7% is charged on top of transfer duty, even if the first home owner rate applies. The calculator doesn't include it.

Frequently asked questions

How much is stamp duty in WA?

WA stamp duty depends on the price and on whether you qualify for a concession, so the quickest way to see your figure is to enter the price in the calculator above.

For non-first home buyers, duty rises in steps on the general rate scale. First home buyers can pay a lot less, or nothing, depending on the price.

Do first home buyers pay stamp duty in WA?

Eligible first home buyers in WA pay no transfer duty below the first home owner rate threshold and a reduced amount above it, for new homes, established homes and vacant land.

Above the upper threshold the general rate applies. We can check whether you meet the eligibility rules in a first chat.

Is there a stamp duty exemption in WA?

The main stamp duty exemption in WA is the first home owner rate, which removes duty entirely for eligible first home buyers on lower priced homes and land.

There is also an off-the-plan duty concession for eligible new homes and apartments bought before or during construction, for contracts signed up to 30 June 2028. RevenueWA sets the rules for each, so we check the current details for your purchase.

Can I add stamp duty to my home loan?

Most lenders expect stamp duty to come from your own savings, though in some cases it can be covered by a larger loan if your deposit and borrowing power allow it.

Whether that's possible depends on the lender, your deposit and your income. Our page on how much deposit you need explains how this ties in.

This page is general information only and does not take your personal circumstances into account. The calculator gives an estimate only, as a general guide, and is not a quote, an assessment by RevenueWA or an offer of credit. It does not include foreign transfer duty, the off-the-plan concession or other concessions and exemptions. Transfer duty is assessed by RevenueWA, rates and thresholds can change, and your actual duty depends on the dutiable value, the contract date and your eligibility. Lenders assess differently, including how they treat duty in your loan. Lender credit criteria, terms, conditions, fees and charges apply, and your full financial situation will be reviewed before any offer or product is accepted.
