Your first home, with a broker on your side
Mortgage brokers for first home buyers who compare loans across a panel of lenders, check which WA and federal schemes you may qualify for, and manage the application so you can focus on finding the right home.
Buying your first home in WA comes with a lot of moving parts. There are government schemes with their own rules, grants that only apply to some homes, and lenders who each look at your income a little differently.
Our job is to put all of that in one place. We look at your income, savings and plans, then show you which options could work and what each one costs over time. You make the call, with the full picture in front of you.
We work with first home buyers right across Perth, from inner suburbs near our Subiaco office to growing areas like Baldivis, Ellenbrook, Wellard and Alkimos. A lot of our clients are young professionals and FIFO workers, so we're used to rosters, allowances and incomes that don't fit a neat template.
We call it a glass box approach: you see what we see, including the trade-offs.
First home schemes and grants in WA
First home buyers in WA can draw on several schemes and grants that lower the deposit, remove lenders mortgage insurance or reduce upfront costs, and some of them can be used together.
Keystart
A WA Government home loan with a 2% deposit and no lenders mortgage insurance, with income and price limits. How Keystart works.
5% Deposit Scheme
A federal guarantee that lets first home buyers buy with a 5% deposit and no lenders mortgage insurance, under a price cap. About the 5% Deposit Scheme.
Family Home Guarantee
Support for single parents and legal guardians to buy with a 2% deposit, now part of the federal 5% Deposit Scheme. About the Family Home Guarantee.
First Home Owner Grant
A one-off WA grant of up to $10,000 towards a new home or a build, not an established home. About the WA grant.
Transfer duty concession
For contracts from 7 May 2026, eligible first home buyers pay no transfer duty on a home up to $600,000 and reduced duty up to $800,000. Work out your stamp duty.
LMI waivers
Some lenders waive lenders mortgage insurance for certain professions, such as some medical, legal and accounting roles. Who can get LMI waived.
Grant, duty and scheme figures checked on wa.gov.au, firsthomebuyers.gov.au and keystart.com.au on 30 October 2026. Each one has its own eligibility rules, and we check them against your situation before you rely on any of them.
What we cover in a first chat
A first chat with Oui Finance is a relaxed conversation about your income, savings and goals, and you leave knowing which options are realistic for you and what to do next.
- Your income, including FIFO rosters, overtime, bonuses or allowances
- What you've saved, and whether family can help
- A rough idea of how much you could borrow
- Which schemes and grants you may qualify for
- The upfront costs beyond your deposit
- How long you might need to get ready, if not right now
Nothing is lodged and nothing is signed. If you're ready, we start on pre-approval. If you're not quite there, we tell you what to work on, so you come back financially savvy and with a plan.
Helpful reads before you buy
If you're early in the journey, start with our step-by-step guide, then look at your deposit and borrowing power before you talk to lenders.
Our first home buyer guide walks through every stage, from saving to settlement, with a checklist you can tick off as you go.
Wondering about the deposit? Our page on how much deposit you need explains what changes at each level. The borrowing power calculator gives you a rough starting number.

Frequently asked questions
Do first home buyers in WA need a mortgage broker?
You don't need a mortgage broker to buy your first home in WA, but a broker can compare lenders and schemes for you and manage the application from start to finish.
Going direct to one bank means you see that bank's products only. We look across our lender panel and Keystart, so you have the luxury of choice before you commit.
How much does a first home buyer mortgage broker cost?
Your first conversation with our team is complimentary, with no obligation to go ahead.
Any lender fees are shown in your loan documents before you sign anything.
What grants are available for first home buyers in WA?
The main WA support is the First Home Owner Grant for new homes and the first home owner transfer duty concession, and federal schemes like the 5% Deposit Scheme can sit alongside them.
Each has different rules on price, property type and who qualifies. The cards above link to the page that explains each one in full.
How much deposit do first home buyers need in Perth?
It depends on your income, the price of the home and the scheme or lender you use, because some first home buyers in Perth can start with a small deposit while others save 20% to avoid lenders mortgage insurance.
A bigger deposit can mean lower repayments and more lender choice. Our deposit page explains what changes at each level.
Can I buy my first home on a FIFO income?
Yes, many lenders accept FIFO income, although they look closely at how long you've been in the role and how your base pay, overtime and allowances are paid.
Some lenders treat FIFO income more favourably than others. That's one of the reasons it helps to compare before you apply.
