The basics

What is the First Home Owner Grant?

The First Home Owner Grant (FHOG) is a WA Government payment of $10,000, or the price of the home if that's less, for first home buyers buying or building a new home.

It's run by RevenueWA, part of the WA Department of Treasury and Finance. There's no income or assets test, so earning a good salary won't rule you out.

The catch is that it's for new homes only. That means building a home, buying a house and land package, buying a brand new home or apartment (including off the plan). An established home doesn't qualify.

Only one grant is paid per purchase, so a couple buying together get one grant between them, not one each.

You may also hear people search for a "first home builders grant" in WA. There isn't a separate one right now. If you're building, the FHOG is the grant that applies.

Eligibility

Who qualifies for the grant?

You can usually get the WA grant if you're 18 or over, at least one buyer is an Australian citizen or permanent resident, and neither you nor your partner has owned and lived in a home in Australia before.

  • You're 18 or over when you apply
  • At least one applicant is an Australian citizen or permanent resident
  • You'll own the home (or the land it's built on) in your own name
  • You and your spouse or partner have never received a first home owner grant or the first home owner rate of duty anywhere in Australia
  • You and your partner haven't owned a home in Australia that you lived in (the exact rules have dates attached, which we check with you)
  • The home is new, and its total value is under the cap below

If your partner has owned a home before, that usually affects you too, even if you're buying on your own. It's one of the first things we ask about.

The numbers

The value caps in WA

For contracts made on or after 7 May 2026, the total value of the home must be $800,000 or less south of the 26th parallel, which includes all of Perth, or $1,000,000 or less further north.

Where the home isContract on or after 7 May 2026Contract on or before 6 May 2026
South of the 26th parallel (all of Perth)$800,000$750,000
North of the 26th parallel$1,000,000$1,000,000
Caps from wa.gov.au (Department of Treasury and Finance, RevenueWA), checked 30 October 2026. The date that counts is when the contract was made.

If you're building, the value is the building contract (including any variations) plus the value of the land. If you're buying a new home, it's the price you pay, or its value if that's higher. Variations late in a build can push you over the cap, so it pays to keep an eye on them.

Applying

How to apply for the grant

You can apply once everyone has signed the contract, and you must apply within 12 months of completion, through your lender or directly with RevenueWA.

Completion means settlement if you're buying, or when the home is ready to move into if you're building. Most people apply through their lender, which keeps the paperwork in one place. We help you get the application and supporting documents right so nothing holds up settlement or your build.

Using Keystart? Keystart lets you put the grant towards your deposit. See our Keystart home loans page.

The rules after

Living in the home after you buy

Each applicant must live in the home as their main residence for at least six months in a row, starting within 12 months of completion.

If something changes and you can't meet that, you need to tell the Commissioner of State Revenue in writing within 30 days. If you don't, you may have to repay the grant with penalties. Where the reason is genuinely outside your control, such as a job transfer, RevenueWA can consider shortening or extending the time.

Eligible first home buyers may also pay less transfer duty. You can work out what applies with our stamp duty calculator for WA.

Frequently asked questions

How much is the first home buyers grant in WA?

The WA First Home Owner Grant is $10,000, or the price of the home if that's less, and only one grant is paid per purchase.

There's no income test, so your salary doesn't change the amount.

Can I get the WA first home owners grant on an established home?

No, in WA the grant is only for new homes, including a home you build.

Buyers of established homes may still pay less transfer duty, which our stamp duty calculator can help you estimate.

Is there a first home builders grant in WA?

There's no separate builders grant in WA at the moment, because the First Home Owner Grant itself covers people building their first home.

Can I get the first home owners grant in Perth on a house and land package?

Yes, a house and land package can qualify, as long as the land value plus the building contract stays under the cap and you meet the other rules.

Our house and land packages page explains how the finance works from land settlement to handover.

Does the grant have to be repaid?

You only have to repay the grant if you weren't eligible or you don't meet the residence requirement without approval from RevenueWA.

Telling RevenueWA promptly if your plans change helps keep your options open.
